A Hot Market Requires Cool Thinking

Ryan Malmsten built his Santa Barbara real estate practice the same way he approaches a transaction: steadily, thoughtfully, and through long-term relationships. Since relocating from Colorado in 2009, he has grown a business grounded in relationships, local knowledge, and a calm approach to an often fast-moving market.

Originally from Denver, Malmsten first came to Santa Barbara in 1985 to play soccer at Westmont College. After graduation, his path took a few unexpected turns. He spent a year working in Tokyo in the fashion industry, later worked for Polo Ralph Lauren in Vail, and opened a coffee house in Breckenridge before earning his real estate license in 1996. “My wife and I had four kids, and we got really tired of the snow,” he says with a laugh. Drawn back by his familiarity with Santa Barbara and its lifestyle, the family made the move west.

Starting over in a new market required creativity. “When I first got to Santa Barbara, I was heavily weighted in internet and online presence. I invested in internet buyer and seller leads, and that got me started.” What began primarily as a buyer-focused business has since evolved into an even balance of buyers and sellers, fueled largely by referrals and long-term relationships.

That emphasis on relationships extends well beyond Santa Barbara. Just last year, Malmsten referred more than $30 million in business to trusted agents in Aspen, Vail, Breckenridge, and Malibu, maintaining connections in the places that shaped his own life and career. “I get referrals and I give referrals,” he says.

Clients value Malmsten’s measured demeanor, especially during the inevitable surprises that arise in escrow. “You just have to keep a cool head and get over the hurdles one step at a time,” he adds. He approaches negotiations with fairness and practicality, encouraging clients to act confidently when the right opportunity appears while never pushing beyond their comfort zone.

For Malmsten, the right home tends to reveal itself in ways clients immediately recognize. “Generally, there’s just a feeling people get,” he says. “They kind of know it’s right.” He sees that same instinct shaping the future of the market, particularly in Summerland and the lower Montecito beach neighborhoods, areas he believes still hold untapped potential.
